Skylight Replacement and Leak Repair in NJ

A skylight is a roof window installed over a framed opening and an interior light shaft. Its glass, frame, flashing, shingles, roof deck, insulation, and drywall meet in a small area. A stain near that opening deserves a close look at the whole assembly.

Heavy rain may expose a roof leak. Cold weather can reveal condensation inside the shaft. Fog trapped between panes points toward the skylight unit itself. The visible mark indoors tells you where water finished its trip. The source may sit higher on the roof.

Leak inspection

A proper inspection starts outdoors with the shingles above and beside the skylight. Step flashing should carry water onto the roof surface at each shingle course. The head flashing above the unit has to direct runoff around both sides. Debris, lifted shingles, damaged roofing, and old repair materials can interrupt that path.

The roof deck around the opening also matters. Soft wood or dark staining suggests water has been present for a while. Once the interior trim is checked, the path may lead to a failed flashing detail, a crack in the unit, or another roof penetration uphill.

Condensation and glass seals

Moist indoor air can collect on cold glass or drywall. Bathrooms and kitchens produce plenty of humidity, and a deep shaft can have cold corners when insulation or air sealing is weak. Condensation usually appears on the room side of the glass or along the shaft during cold weather.

Moisture between panes has a different cause. Insulated skylight glass contains a sealed space. A failed perimeter seal can leave a cloudy film or droplets inside that space where cleaning cannot reach. Replacing caulk around the roof will not clear a failed glass seal.

Repair scope

A targeted repair can work when the skylight frame and glass remain sound. The surrounding shingles may need to come up so the flashing can be rebuilt correctly. Any damaged deck should be exposed and repaired before new roofing closes the area.

Surface caulk has a limited role when a skylight manufacturer specifies a sealed joint. Smearing it over flashing laps tends to hide the drainage path. Roof water should move across layered materials and back onto the shingles.

Interior repairs come after the exterior source is corrected and the cavity is dry. Stained drywall may need sealing and paint. Soft drywall, wet insulation, damaged trim, or deteriorated framing can require removal so the hidden area can be checked.

Replacement planning

Replacement is usually considered when the insulated glass seal has failed, the frame has deteriorated, or recurring leaks have affected several parts of the assembly. The opening dimensions and roof pitch determine which units and flashing kits fit the job.

Fixed skylights admit daylight. Venting models open to release warm air and may use manual or powered controls. Shades and glass coatings affect glare and heat inside the room. Those choices should suit the room below and the access available for future cleaning or service.

The light shaft can also be corrected during replacement. New insulation and careful air sealing may help with cold surfaces. Fresh drywall and trim give the opening a finished edge once the roof work has passed a weather check.

Roof replacement timing

A roof replacement exposes the deck and gives the crew clean access to every layer around a skylight. That is a useful time to evaluate an older unit. Installing new shingles around a skylight that may need replacement soon can create avoidable roof work later.
